Landlords are evicting tenants ( les locataires) and switching to Airbnbs and holiday lets because the money is better and they “do not have to worry about bad tenants”.

Research has found a boom in rental properties being used for short-term lets, caused by a rise in domestic holidays  or staycation and increased regulations for long-term landlords.

In tourist areas this is putting a strain on local provisions, causing housing shortages and pushing vital workers away from areas where they are needed, leading MPs and councils to consider measures to clamp down.= to regulate

This is not unique to beauty spots, as the number of Airbnb listings in London more than quadrupled between 2015 and 2019, in a city with a shortage of long-term lets, previous research by the Greater London Authority found.

In the meantime, councils are coming up with their own solutions. North Yorkshire county council is considering proposals to introduce a 100% premium for council tax bills on second homes,( maison de vacances )  while new rules come into force next year in Wales requiring second homeowners to pay 300% council tax.( council tax= les impôts fonciers)

One landlord who got a court order to evict a tenant who did not pay rent for 14 months told the Guardian she would eventually turn her other long-term lets into Airbnbs.

She said being able to claim expenses including mortgage interest, setting up costs and running costs made it more lucrative for her pension pot. “But most of all I do not have to worry about bad tenants, antisocial tenants and non-paying tenants, which all take forever to get rid of.

“I accept that tenants need protection from bad landlords but good landlords are being penalised along the way.”

INTRODUCTION

The document that we are going to scrutinize was first released on the website of the guardian the guardian DOT  com.

I was written by robyn vinter and it dates back from the thirty first of july twenty twenty five so we can say that it is a fairly recent article.

The article deals with  the housing crisis in the world and more precisely on holiday locations and the impact of air b and b

In a first time i will sum up the facts.

Then i will scrutinize the pros and cons of the matte rat hand.

To follow suit i will give you my opinion on the subject to  then conclude.

So et’s get cracking.

SUMMARY

The main issue here is that flat owners are kicking out tenants to replace them with holiday makers.

Indeed landlorads find holiday lets much more attractiove and rewarding then  rental properties.

As a mettr of fact landlors  have been hassled / bothered by bad tenants who do not pay the rent.

Moreover the  rise in tourism either international or domestic has led to a huge surge in fees for short term rentals making this formula even more worethwhile for owners.

Besides the landlors find  red tape quite excruciating and thus fin dit easy to let to holiday makers.

Thus air b and b lets seem a appealing solution for landlords who want to make an esay quick buck.

But this shift has depleted the number of long term rentals for local inhabitants .

Furthermore it has triggered a massive increase on rents making it often impossible for essential workers such as nurses and service personnel to reside close to their workplace.

Councils have tried to find a solution with a large increase in council taxes. But even this move has not deterred some owners who still favour holiday lets.

THE PROS AND CONS OF AIR B AND B  cf lesson

MY OPINION

In my view i do not favour short term holiday let because i do not trust the owners.

I have often had to face with bad practices with rentals being disappointing and not matching their online description. Moreover ccess to these rentals has often been an issue with keys being tricky to find or not being there at all.

That is why i would rather stay in a hotel.0I do not find them more expensive as i often find very good bargains on line or get in touch with the hotel directly.

CONCLUSION

To conclude i would say that being a young adult willing to live on my own, i would wish the government to solve this issue of short term rentals because otherwise i twill be very tricky for me to find a long term rental at an affordable price. But the very issue that we should tackle instead is the surge inover tourism and its impact on the environment.
